Ceiling Leak Water Damage in Macomb County

Water through the ceiling soaks insulation, drywall and framing before it drips. We find how far it went, take out what is wet, and dry it with our own crew, with readings logged for your adjuster.

How we find it

The Stain Is Not the Edge of the Damage

Water runs along joists, pools on top of drywall and soaks into insulation before it shows. The stain marks where it came through the paint, not where it stopped.

We scan the ceiling and the walls below with a thermal camera, confirm with a moisture meter, and mark the true wet area on the moisture map. Then we open only what has to come out.

The work

How a Ceiling Dry-Out Goes

1

Make it safe

Power to the wet ceiling off at the panel, a bulge drained into a bucket, people out of the room.

2

Measure and photograph

Thermal scan, meter readings and photos of the ceiling, the attic and the source.

3

Remove wet material

Soaked insulation and drywall that sags or crumbles come out. Damp drywall that holds its shape often dries in place.

4

Dry the framing

Air movers and a dehumidifier run until the joists and remaining drywall read dry.

Winter leaks

Ice Dams Cause Winter Ceiling Leaks

Snow melts on a warm roof and freezes again at the cold eave. The ice ridge holds back the next melt, and water backs up under the shingles into the attic. The stain shows up on the ceiling along an outside wall.

Michigan's residential code (section R905.1.2) calls for an ice barrier under asphalt shingles from the roof edge to at least 24 inches inside the wall line. A roofer can tell you if your roof has one.

Questions

Ceiling Leak Questions in Macomb County

Should I open up a wet ceiling myself?

Only to protect people. If it bulges, put a bucket under the lowest point and keep everyone out of the room. Leave cutting and removal to us so we can photograph and measure first; the adjuster needs to see the damage before it is gone.

Why remove insulation from the attic?

Wet blown-in or batt insulation holds water against the ceiling drywall and does not dry well in place. Removing the wet section is often the fastest way to dry the ceiling and stop odor and mold.

Can you tell how far the water spread?

Yes. A thermal camera shows cool, damp areas through the paint, and a moisture meter confirms them. We mark the edges on the moisture map, often well past the visible stain.

Is a roof leak covered by insurance?

Your policy and your insurer decide that, and your agent can explain your coverage. We record the date, the source and every wet area so the adjuster has the facts. Our insurance claim guide lists the Michigan deadlines.

Do you fix the roof?

No. We dry and restore the inside of the house. A roofer repairs the roof. We can document the damage for both.
